1.The Lessee shall immediately upon the execution of this Agreement, provide the Lessors with a security deposit in the amount of $500 .In the event that the rent for the rental period is not paid when due, the security deposit shall be forfeited to the lessors as liquidated damages and not as a penalty. In the event that damage is caused to the property by the lessee or the lessee’s guests or invitees, or in the event that the property is not left in a neat, tidy and clean condition at the end of the rental period, the lessors shall be entitled to apply the security deposit toward the cost of repairing such damage or putting the property in a neat, tidy and clean condition. Otherwise, the security deposit shall be returned to the Lessee at the completion of the rental period following an inspection of the property by the Lessors or the lessors agent.

2. The Lessee shall indemnify and save harmless the lessors of and from all liabilities, suits, claims, demands and actions of any kind or nature to which the Lessors shall or may become liable for or suffer by reason of injury or death resulting from, occasioned to or suffered by any person or persons or any property by reason of any act, neglect or default on the part of the Lessee or the Lessee’s guests or invitees.

3. The Lessee and the Lessee’s guests and invitees shall vacate the property in a timely fashion at the end of the rental period.

4. The lessee and the lessee’s guests and invitees shall observe the rules set out below and such rules shall form part of this Agreement.

5. The rent payable is based upon a maximum of 16 persons occupying the property. Additional rent in the amount of $200.00 per person shall be payable for each person occupying the property in excess of 16 persons. The Lessee shall, as soon as possible and in any event prior to the commencement of the rental period provide the Lessors with a list of persons who will be occupying the property, and any additional rent payable based upon such list shall be paid in full concurrently with the delivery of such list. In the event that such list shall be incomplete or inaccurate, the Lessors shall be entitled to deduct any additional rent from the security deposit hereinafter referred to.
